Labor
management is very important as it plays an effective role in any project especially
in construction. In the first world countries, labor is managed through legal
contracts in which all the terms including time frame, wages and working
conditions are covered. Breakage of any of these terms can lead to a lawsuit.
There are labor unions in the western world to protect the labor rights. Labor
is paid for the overtime and some are paid bonuses for the exceptional work.
Due to these strict regulations, many western companies have moved their
production units to China because labor is less costly and labors laws are not as
strict. These rules are not applicable to Pakistan because it’s a third
world country.
In
Pakistan’s construction market, labor management is poor due to the lack of
proper mechanism and absence of proper laws and regulations to prevent
exploitation on both sides. The mismanagement of labor can lead to wastage
of money, time and can also increase the lead time of the project. Labor in
Pakistan has a tendency to charge more and not deliver value for money. Many of
them take advance from the concerned parties and
don't fulfill their commitments.
People
normally hire a labor contractor to have a hassle-free work and to avoid
dealing with each concerned labor department which is time consuming and a
constant source of headache. It is kind of a one man show in which the
developers interact with the contractor and it is the obligation of the contractor
to tackle the labor of all the relevant departments. The above mentioned method
is the one usually used in Pakistan.
Importance of Concrete
Concrete is the most commonly used material.
Concrete plays an effective role in construction. Concrete is more useful to
strengthen the buildings, bridges, roads, dams, while built a home and to make
the strong structure of the homes or buildings we must use concrete as a
foundation for structure. Many different components of structure can be built
by reinforcing concrete such as slabs, walls, beams, pillars and frame etc.
Basically, concrete is the mixture of cement, sand, crushed stones and water,
but we must make sure to add these things or material with the right amount or
ratio. It is a relatively cheap material and has quite a long life, to put it
into perspective its durability is two to three times longer than the other
building material with few maintenance requirements, and it is also strong in density.
Concrete is also more useful in absorbing and retaining heat and it is a fire
safe material. It is quite expensive material, but we can save the cost by
using the recycled material as a concrete ingredient and such materials can be
also used in balancing the floor. When the concrete is being poured while
making the roofs of houses, buildings the first three days are crucial.
Unusually fast drying and evaporation from wind may lead to increased workable
pressures at a time when it has not gained so far, enough strength. This will
cause the occurrence of cracks.
Aluminum and its benefits
Aluminum is one of the most desired materials for construction. In recent times it has replaced wooden doors and windows. This is due to various reasons such as air tightness, high strength to weight ratio, cryogenics, low handling and transportation costs, corrosion resistance, appearance, high scrap value, sound proof and low maintenance cost. These are just some of the reason as to why aluminum has reigned supreme over its counterparts. Aluminum doors and windows are air tight meaning they don't let dust or water in when they are closed. They are being increasingly used in air conditioned cinemas and office rooms to keep them more cool. Aluminum also has a very high strength to weight ratio meaning that it can withstand weight many times its own, It is also light which makes it a good material to use in construction as it reduces the weight shared to foundation. Steel becomes brittle and loses its strength in sub zero temperature whereas aluminum is highly resistant to sub zero temperatures and does not become brittle or lose its properties. Aluminum is also extremely light and can be transported in bulk which makes storage hassle free and it also reduces transportation costs as you don't need extra men to load and unload aluminum.
Aluminum also does not corrode or rust which makes it extremely attractive to home owners. Aluminum also has a shiny appearance which makes it stand out from the rest and buildings built from it are eye catching to say the least. Since aluminum does not rust or corrode easily it has a high scrap value and the resale price is also good as compared to other materials. Aluminum is also a sound proof material as it does not let out any sound, Aluminum sheets are very good reflectors of sound waves meaning they don't let out any sound. Aluminum has a very low maintenance cost as it does not corrode and is durable.
Useful tips for Plumbing
Plumbing is the most vital part of any building. Plumbing is
the system which controls the in and out flow of water for any building. If the
plumbing system is not installed and maintained properly, it will cause many
problems for the persons using the building. The inflow is of clean water and
outflow is for the used water which is called the sewerage water. Buildings
constructed by the frame structure system mostly use the hanging system of
pipes in which the pipes are hanged under the floor slabs and are crossed by
the beams by using the sleeves which are placed during the construction of
building in the beams. For the basement floor, tanks are designed for the
storage of the sewerage material which is called the septic tank. Pumps are
installed in the septic tanks to pump out the sewerage material into the main
holes of the gutter lines.
Houses with basements should also have storage tanks
for rain water which can be used later for harvesting. Lines of PVC pipes
having diameter of minimum 4 inches should be laid down within the boundaries
of the house with floor traps to make the rain water flow into the lines
towards the storage tanks. The joints of the pipes must be checked by flowing
the water through the pipes by using the pressure pumps. My keeping in view
such measures, it will be easy for the building management to avoid the
problems which they could face in future.
Important tips for Electricity Work
Electric work is a very important part of any building. It is done partially during the construction process of a building. Now a days plastic pipes are being used in the walls, roofs and floors of the building to create path of wires which are used for electricity. This process is called conducting. In the wall bearing structure, conduits are layed in the walls connected to the roof and the roof conduits are layed before the pouring of concrete. In the frame structure, selves are used in the beams for passing of conduits to avoid hurdles. The conduits are of two types, one is hard and other is flexible. The flexibility pipes must only be used in floor and roof.
Wire must be used of good quality and isolation of wires must be taken seriously to avoid the chance of short circuit. Earthing process of the building should also be done to avoid the sparking of electric devices and it will also minimize the electricity losses. Considering these tips in the construction of your home or building will help you a lot.
